Browse the treehousesWe don’t offer holds or soft reservations. A treehouse is reserved only once checkout is complete, so if you’re coordinating with a group, we recommend booking early.
Minimum stays vary by treehouse and by date. Once you pick a check-in date, the calendar shows the minimum number of nights for that date.
The minimum age to book is 21, unless the treehouse’s listing states a different requirement, and we may ask for proof of age such as a valid driver’s license or state-issued ID. The booking guest must stay for the entire reservation, and guests under the minimum age must be accompanied by a parent or legal guardian throughout the stay.

Yes, automatically. If you book more than 30 days before check-in, you pay a 50% deposit at booking and the remaining 50% is charged to the same card 30 days before check-in. If you book within 30 days of check-in, the full amount is charged at booking. There’s nothing to choose at checkout: your check-in date sets the plan.
Your deposit (or the full amount, for stays within 30 days) is charged when you book. Any remaining balance is charged automatically 30 days before check-in, and your confirmation email lists when.
No. Nightly rates cover the stay itself. Taxes and fees, including the damage waiver fee, are shown under Price details at checkout before you pay.
Every reservation includes a mandatory, non-refundable Limited Rental Damage Waiver fee, shown at checkout. It covers accidental damage up to $100 (labor and repair combined), as long as you report it before check-out. It isn’t insurance, and it doesn’t cover intentional damage, damage from smoking, pets, or broken house rules, missing remotes or keys, or your personal belongings.

Your arrival guide, with door codes, directions, and our favorite local spots, is emailed one week before your stay. If you don’t see it, check your spam folder or contact us and we’ll resend it.
Yes. Check-in is any time after 4 p.m. If you’ll be arriving after 11 p.m., please let us know in advance.
Treetop Escapes is at 1561 Burkhalter Gap Road, Wildwood, GA 30757, on Lookout Mountain about 15 minutes from downtown Chattanooga. If you’re arriving by motorcycle or towing a trailer, contact us before your stay for guidance on access.
Directions in our GuidebookDogs are welcome at treehouses designated pet-friendly, with our approval; breed and number of dogs are at our discretion. The standard pet fee is $150 per pet for stays up to 7 days (unless otherwise specified), plus $35 per pet per day after day 7. Choose “Bringing a pet?” when you book. Service animals are welcome as required by law; other animals, including emotional-support animals that aren’t an authorized dog, aren’t permitted.
Pets must stay off furniture and beds, be supervised at all times, and never be left alone indoors or tied up outside. Please bring towels for wiping paws and a bed or crate for sleeping, pick up all pet waste right away (minimum $20 fee per incident), and make sure your dog doesn’t disturb the neighbors with barking. Bringing an unapproved pet, or leaving evidence of a pet at a treehouse that isn’t pet-friendly, carries a minimum $500 fee.

Linens and towels are provided, kitchenware is stocked for your treehouse’s maximum guest count, and starter supplies are provided. We ask that you wash the kitchenware you use and bag your trash as directed in your guest guide.
Yes. Internet access is provided as a courtesy; we work to keep it reliable but can’t guarantee constant uptime or speed. We also can’t guarantee particular TV channels or packages, and pay-per-view can’t be ordered.
Don’t add bath oils or other substances to the hot tub (cleaning fees apply), remove loose items before getting in, and replace the cover securely after use. Fires must stay in the fire pits provided, under adult supervision, and fireplaces, fire pits, and propane tanks should be turned off when not in use. Charcoal grills can’t go on decks, and if you plan to grill, bring your own charcoal. All amenities are unsupervised and used at your own risk.
Yes. Our add-ons include a private yoga session, in-unit massage, personal chef, charcuterie board, birthday package, and bath package.
See add-onsOur treehouses sit in the woods, so insects and other pests can appear from time to time despite regular pest control. Pack insect repellent and dress for mountain trails.
The property may have exterior security cameras, for example at entry points or on a porch, for safety and security. They may record audio and video and are for monitoring the premises when vacant.
No. Smoking, vaping, and illegal or non-prescription drugs aren’t permitted anywhere on the property, including decks and outdoor areas. A Cleaning & Deodorizing fee of at least $300 applies if evidence of smoking or drug use is found.
Responsible drinking is welcome for bookings of up to 6 adults. A group of 7 or more adults consuming alcohol is considered a party and needs our approval at least 24 hours before check-in. Unapproved parties, loud gatherings, and fireworks aren’t allowed and can lead to eviction without refund. Quiet hours are 10 p.m. to 7 a.m.
Each treehouse’s maximum guest count is listed on its property page, and only the guests on your reservation may stay. Undeclared guests are charged $50 per guest per day.
Events, commercial photography, and filming need our written permission in advance, and tents or other structures can’t be set up without written approval.
No. Treetop Escapes is weapon-free: no firearms, ammunition, or dangerous weapons, including replicas. Firearms left behind after check-out incur a minimum $100 fee and are turned over to local law enforcement.
ATVs, dirt bikes, and off-road vehicles aren’t allowed (minimum $200 charge and eviction without refund). Electric vehicles can’t be charged from household outlets or the treehouse’s electrical system (minimum $200 fee), so please use public charging stations unless your treehouse provides an approved on-site charger.
Please leave furniture and mattresses where they are. A fee applies if we have to move them back.
Sanitary items or anything else that isn’t flushable. They damage the septic system, and repairs carry a minimum $250 fee.
Please leave by 10 a.m. Set thermostats (and any mini-splits) to 72°F in summer or 68°F in winter, start the dishwasher with your dirty dishes (or wash and put them away), bag trash in the outdoor bins, leave used towels in the bathroom, and return remotes to their spots. Then turn off the lights, close the windows, and lock all doors. No need to strip or make the beds.
Full check-out instructionsLate check-out must be approved in advance. Staying past the agreed check-out time without approval may result in a late departure fee of up to one night’s rental.
Let us know within 24 hours of departure. If we find the item, we’ll hold it for a short time, and if you’d like it shipped, you’ll cover shipping costs plus a handling fee.
Reservations made through third-party channels (such as Airbnb, Vrbo, or Booking.com) are subject to the cancellation policies of those platforms. For direct bookings made through our website: cancellations made 30 or more days prior to arrival will not be charged the remaining 50% balance; cancellations made within 30 days of arrival are due in full.

Email or call us. If you booked through Airbnb, Vrbo, or Booking.com, cancel through that platform.
Optional travel protection is available through a licensed insurance agency (purchased separately, not from us), including an upgraded plan with Cancel for Any Reason coverage. Because cancellations within 30 days of arrival aren’t refunded, we strongly recommend it, ideally soon after booking, since some benefits must be purchased within a limited time of your deposit.
View travel protection plansSevere weather doesn’t waive our cancellation policy, and refunds aren’t provided for power outages. If weather affects your trip, contact us as soon as possible. Travel protection may cover trips cancelled or interrupted for covered reasons.
No. Leaving early doesn’t reduce the cost of your reservation. If something during your stay seriously affected your experience, please contact us so we can review it with you.
On rare occasions, such as extensive repairs, a treehouse may be unavailable for your dates. We may move you to a comparable property; if none is available, you can choose another available property (with any price difference credited or charged) or receive a complete refund.
